there’s been several fantastic
transactions that i’ve been involved in
in nevada one of my favorites would be a
client of mine who
found an opportunity to buy a raw piece
of land that was five acres on a hard
corner in a very commercial section here
in nevada
here in las vegas actually and the
property was not zoned for his intended
use
it had a lot of issues with the title
and that was basically why the property
hadn’t been developed was because there
was there was just as we say a lot of
hair on it
so the client came to me
um we worked to find the other owners
people that had the incumbent that were
associated with the encumbrances on the
property the owners that were adjacent
to get the use changed and the title
cleaned up
and then we moved towards um the zoning
we got it rezoned so that was fantastic
then we worked them through the
construction you know the mapping
the development plans the construction
loan and built the project and then
actually um got permanent financing
leased it up and sold it it was a
probably a three to four year project
and it that changed my client’s life i
mean it was basically a property that he
was like hmm i think there’s something
we can do with that
and he had the ingenuity he had the
ideas and we just helped him through
that process
and now he is a major major commercial
developer he’s been my client for
15 years
and actually i just got off the phone
with him earlier we’re in another
situation where he’s in a loan and we’re
going to go back through and modify the
loan because with the recent um
covid you know epidemic situations we’ve
had to go back through and restructure a
lot of his um
financial documents his financial
situations because of just changes in
the market so and that to me is what
practicing law is all about is
making a difference in a person’s life
and making a difference in the community
and creating a friendship
