Transfer on Death Deed is a relatively new estate-planning options we have in Minnesota, and it’s really pretty slick. A property owner can execute the Transfer on Death Deed, giving the real property to a beneficiary, often times a child or children, only after the death of the grantor.  So if such a Transfer on Death Deed were to be executed, then the grantor still retains title to the property. He or she can refinance it, he or she can sell it, but if that property is still titled in the grantor’s name, when the grantor dies, then the title will be transferred to the named beneficiaries completely apart from the probate process. It’s slick, it’s easy, and it’s efficient.
