A simple residential transaction, I would say the answer is probably “No.” If – unless there’s something quirky. So, for example, right now – this morning, I was talking to someone who had an encroachment – a weird encroachment – on a relatively small lot in Saint Paul. And they wisely did talk to one of – and by the way, it’s a small deal, so one of our younger real estate lawyers is handling it. He came and talked to me to make sure he’s on the right path, and he is. But that needed a lawyer because it was weird: whether or not there should be an easement, and whether or not we should tear the fence down, and all these sort of issues. 

So, small residential, no. But as the dollar value goes up – and it’s proportional, right? So, if you’re going to do a big construction project, and there’s – it’s seven or eight or nine figures, yeah. It’d be silly not to get a lawyer involved. On the other hand, again, a relatively small –for your bathroom’s being renovated, I don’t think you need a lawyer.

If you’re a construction company, you should have good forms in place. If you’re a builder or a developer, you should have forms in place that protect you, regardless of the size of the transaction. No transaction is too small not to have a good form. So, it really depends on who you are. But I would say there are sure deals, sure.

And hopefully, if you’re at a place they can give you a younger lawyer on the smaller deals, and someone like me on the bigger ones.
