Well the most obvious advantage is that a neutral appraiser will cost each party less because each part will pay half of the, typically, half of the appraiser’s fees. I never use neutral or I rarely use neutrals and the reason is this: appraising is not a science it’s an art. There’s a lot of discretion and a lot of opinion in forming an appraisal. If a neutral appraiser comes up with a value that you don’t agree with or is wrong it’s virtually impossible for a lawyer to cross-examine successfully the neutral because the neutral has no skill in the game. The neutral doesn’t represent either side. But being neutral, my motto is being neutral doesn’t mean you’re right and so I never use neutrals.
